1) Until a signed booking form and deposit of 25% of the total charge of the holiday has been received, no contract will be deemed to exist.

2) The full balance of the holiday will become payable not later than one month before the holiday date.

3) In the event of a cancellation the hirer must advise us at the earliest opportunity, where upon we will, without prejudice to our right to the balance of the cost in full, use our best endeavors to re-let. If re-letting is achieved, the deposit less administration costs will be returned. To avoid cancellation losses we recommend that the hirer takes out Holiday Cancellation Insurance.

4) Lettings unless otherwise agreed, are on a weekly basis.

5) The cottages are available form 4:00pm on the date of arrival and all cottages must be vacated by 10:00am on the day of departure.

6) The hirer is expected to leave the accommodation in the condition that it was found on arrival. An additional cleaning charge may be made if the accommodation is not left in a satisfactory condition.

7) The hirer is liable for the cost of any losses, breakage's or any damage caused to the property.

8) We reserve the right to request a bond on arrival, which will be refunded at the end of the holiday.

9) Charges for electricity, fuel, equipment hire and phone are payable on departure.

10) No pets will be accepted.

11) We retain the right to refuse to hand over the accommodation to any person who in our reasonable opinion is not suitable to take charge of it. In such case the hire charge will be refunded. If in our reasonable opinion, any person is not suitable to continue their holiday because of, behaviour, damage to property, danger or annoyance to others, they will be asked to leave the site and no refund given.

12) All facilities on the farm are for the sole use of guests.
